COMP CHECKS
I am the appraiser in Sun City, Hemet,Perris, San Jacinto, Lake Elsinore, Menifee, Murrieta, Temecula, and Wildomar. On occasion I will do appraisals in the San Gabriel Valley or Los Angeles where I used to sell real estate.

Licensed appraisers are required by the Office of Real Estate Appraiseres to adhere to the Uniform Standards of Professional Appraisal Practice.
USPAP Advisory opinion 19 states that selecting comps and indicating a range of value is an appraisal.

Comp checks are provided for client investigation of risk in ordering a report. It can never be a guarantee of a value on a subsequent full appraisal.
